About Broadway Commons

Broadway Commons is a new construction, permanent supportive housing development with 62 one-bedroom apartments in a single building, located along Broadway in Lorain. Twelve of the units are set aside for veterans. The project is co-developed by CHN Housing Partners and Emerald Development and Economic Network (EDEN), with financing that includes Low-Income Housing Tax Credits and a Housing Development Loan through the Ohio Housing Finance Agency.

The project rendering shows a four-story building at a street corner, with a brick base and light panel siding on the upper floors. It will add much-needed housing to Lorain and support the continued growth of the area.

What CAC Wall Panels Is Supplying

Our scope on Broadway Commons covers the floor trusses and the roof trusses.

Floor trusses are engineered lumber frameworks joined with steel connector plates. Their open web design spans longer distances than solid joists and gives plumbing, ductwork, and electrical a clear path through each floor, which matters in a building where every apartment needs its own mechanical runs.

Roof trusses carry the roof load down to the walls below. Each one is designed to the building's specifications, so the roof goes up with consistent spacing and pitch from one end of the building to the other.

Why Prefabricated Trusses Fit a Building Like This

A multifamily building with one-bedroom units stacked floor over floor has a lot of repetition in its framing. That repetition is where factory-built trusses earn their keep. Every truss in a run is built in the same jig on our assembly tables, so the hundredth one matches the first, and the crew on site can set them quickly without measuring and cutting at the jobsite.

Building the trusses indoors in Harlan and Butler also keeps the lumber out of the weather until it ships and cuts down on waste at the site. Lorain sits well within the 250-mile service area we cover from our Northeast Indiana facilities, so deliveries can be scheduled to match the framing sequence floor by floor.

How We Approach a Project Like Broadway Commons

On a multi-story job, the trusses for each level need to be on site when the walls below are finished. We plan production and delivery around that sequence and stay in contact with the project team as the schedule moves. Each delivery is bundled and labeled by location so the framing crew can unload and build without sorting through a stack.
